I started in renovation at 18 in Saint Petersburg — working on apartments, learning every trade from the inside. After 8 years I built my own company, eventually managing 30+ projects in parallel.

When I moved to the UAE, I found the same problem at a much larger scale: clients with villas worth millions, completely exposed to a system that profits from their trust. Understated quotes, substituted materials, inflated change orders — I had seen it all from the inside, and chose not to be part of it.

Together with my wife Joly, who handles interior design, we now offer something rare: a family team that takes full responsibility for your project — from the first sketch to the final key.

Сколько стоят ваши услуги? · How is your fee structured?+

Фиксированный процент от бюджета: 10–20% от строительства, 10–20% от закупок, 10–20% от мебели. Подрядчики получают оплату напрямую от вас — мы никогда не держим средства проекта.

Fixed percentage: 10–20% on construction, procurement, and furniture. All subcontractors are paid directly by you — we never hold project funds.

Что такое представительство владельца? · What exactly is owner representation?+

Мы действуем как ваш уполномоченный представитель. Нанимаем подрядчиков от вашего имени, проверяем счета, управляем графиком. В отличие от подрядчика — у нас нет финансового интереса в росте бюджета.

Owner representation means we act as your authorised agent. We hire contractors on your behalf, review invoices, manage the schedule, and make day-to-day decisions — so you don't have to.

Да. Джоли, наш дизайнер и выпускница ISD, разрабатывает концепцию, подбирает материалы и контролирует соответствие результата проекту.

Yes. Joly, our in-house ISD graduate designer, handles the full design concept — space planning, material selection, furniture, 3D visualisation.

Can you work with my existing architect?+

Absolutely. We work alongside any design team. Our role is to manage execution and protect your interests — not replace your creative vision.

How do you handle authority approvals?+

We manage the full permits process: Dubai Municipality, developer NOCs, Trakhees, and Abu Dhabi authorities as required. We know the specific requirements for each zone after 3.5 years on this market.

I live outside UAE. Can you manage remotely?+

Yes — this is one of our core use cases. Weekly video walkthroughs, photo reporting, financial dashboards, and scheduled calls. All decisions are documented before execution. You stay fully informed without being on-site.

What is your minimum project size?+

AED 500,000. Below this, the economics of full professional oversight don't work well for either party. For smaller projects we're happy to recommend trusted alternatives.
